Our “attitude” homes have upgraded finishes – ask about which homes we have available!

Does your community offer smart home technology? Describe the smart home tech offered at your community.
We have Stratis Bluetooth locks and Nest thermostats – making life an absolute breeze!
 
Do all your apartments come with a washer and dryer?
We sure do!

What is your pet policy? Please include any fees, deposits and breed restrictions.
We love your furry companions! $300 pet fee, $10 pet rent per month, per pet (up to 2 furry companions!)

Are the bedrooms carpeted?
Absolutely – the coziest!

What lease terms are offered here?
12 - 15 months. Take your pick!

What concierge services do you offer?
Package concierge and valet dry cleaning at your service.

what is your parking policy? do you have garages? if so, are they attached or do you have a parking garage?
Attached parking garage- resident parking is spaces are available outside of the parking garage. retail parking is on the 1st floor.

Do you have storage units available?
We do!

What is included in the rent price?
Your beautiful apartment home.

What's the security deposit at your community?
This ranges anywhere from $500 - 1 month’s rent depending on credit background.

How long does a customer have to move in to an apartment? what are your current hold times?
Ask the leasing office, as this is always changes!

Do you have furnished apartments?
Not at the moment, however we can recommend some furniture rental companies!

What is the noise level like?
When living in an apartment, you are a part of a tight-knit community, so there is bound to be sound, but it’s a matter of seeing for yourself! Come tour and take a listen in your next apartment home!

Can I get a discounted rate if I sign a longer lease or pay for rent in advance?

Not at the moment! We do not accept advanced rent payments and there are no discounted rates for longer lease term, just our pricing listed on our website.

What is the community culture like?
We offer resident events once a week and you are invited to meet your neighbors and build friendships!

Are there any construction projects scheduled in the community - upgrades, or setbacks to the common spaces? (we believe in honesty... even when it's not easy)
At this time there are not construction related activity planned! Bonus!

How are appliances set up?
All appliances are electric except for the stove which is gas!

How do I send and receive packages?
Packages are delivered to package concierge. you are able to send packages through package concierge.

What is your guest policy?
Guest parking is available on the top floor! All guest are to be accompanied by a leaseholder in amenity spaces

Can I smoke in my apartment? If not, where can I?
Modera Sandy Springs is a fully non-smoking community

What are your amenity hours?
10am - 10pm pool and lounge. Your gym is open 24-hrs!

How can I transfer to a new apartment?
We simply require 30-day notice and $300 transfer fee.

How do I go about breaking my lease and what is the fee to do so?
We require a 60-day notice, concession payback and termination fee which is equivalent to one months’ rent. We also have a wonderful Peace of Mind guarantee to read more about on our website, or inquire with the leasing team.
