I couldn't ask for anything more. If you are looking for a place to call home then look no further because Modera Sandy Springs is the place to be.

submitted by Sonya T. - |Recommended: YesNice property — The main building where the office is is the best. The halls are cleaner, they keep a pleasant scent in the lobby and hallways. The second building is less appealing. No appealing scents in the halls. It's a non-smoking building, but there are still tenants who smoke marijuana and it wafts through the halls and through the vents. Very unfortunate that some tenants don't care enough for the place they live. it's a beautiful facility and yet people don't pick up after their dogs outside - even though the property provides poop bags The apartments are laid out well. The amenities are very nice, and they hold great events 1-2 times per month for tenants.
submitted by Teresa J. - |Recommended: NoI have been very dissappointed with my expereince at Modera — After only four months, our drains are stopping up, the chrome on the oven is detaching and we have a constant water problem on the patio step entrance to my door. Our apartment was broken into, and the security guard was no where to be found. This place is all fluff and no substance. I expected so much more from the management and the luxury apartment billing when we went with a Modera complex. I will say the maintenance staff is helpful and responsive.

Except for the maintenance is unresponsive when called to fix an issue. When a emergent maintenance issue arise you are directed to call a call center representative, they then dispatch your request and maintenance is often unresponsive and unreliable. We were told he would call back, never did The manager is slow to respond and staff is not solution oriented. Unprofessional. Other than that it’s a decent place to live.

submitted by Tomonari F. - |Recommended: NoAlright. — Leasing office employee was condescending and rude when I tried to move-in. Employees had lack of knowledge of building layout. Moved in several weeks ago and still have no idea where trash chute is or how guest parking works even after asking.

submitted by Jonathan T. - |Recommended: NoLocation Good - Upkeep Questionable — Location walkability is good. Maintenance of the property is marginal. For instance, there has been a water leak in the mailroom for the last two weeks and nothing is happening to solve the problem. Furthermore, there has been no none, zero communication about the problem, either to alert residents to its existence or any efforts toward a solution. Another example is that the locked door to the 4th level from the NW corner of the garage is not locked. You simply lift the handle and walk in. It has been broken for months

submitted by William H. - |Recommended: YesAmong the best in Sandy Springs. — The amenities are great and the vibe is current and youthful. Unbeatable location. You can walk to 4 Grocery stores, 27 restaurants, and one block to free concerts and movies on the Green at City Springs as well as the awarding winning Performing Arts Center. The best Jazz club and the best Blues club in Atlanta are across the street. Perimeter Mall is a 10 minute drive as is SunTrust Park. . The maintenance staff is professional and prompt. The onsite management and leasing team is accessible, responsive, willing to work with the tenants and address concerns, and very professional as well. It would be hard to find a better place to live.
submitted by Kyle R. - |Recommended: YesNice, but their appear to be some problems. — Overall, this is a nice place. It should be, given that the complex as a whole isn't even 3 years old, and my building is one of the newest ones at less than a year old. However, I have some definite concerns about the property. In the last 2-3 weeks, at least 3 of the elevators in the complex have been out of commission, with the one nearest me being out for at least a week, bit it feels like 2 weeks. I'm not sure how that can even happen, given the lack of age. Most of the elevators have been fixed, but they keep saying that they're waiting for parts for mine. So, we have some real questions about some of the construction. But another point is this. How does it take this long to fix an elevator in a brand new building I'm not expert, but it seems to me like the time it's taking indicates one of a few things 1 the repair company is horrible, 2 the part is so rare they had to ship it from somewhere ridiculous or make it from scratch, 3 management isn't being as diligent in lighting a fire under the repair company as they should, or 4 they're lying to us about the problem. I really want to love this place, and it has alot going for it. But the constant maintenance issues in a new building, not to mention lots of false fire alarms, is starting to be draining.

submitted by Lorell M. - |Recommended: YesNice place just very noisy. — I love my apartment here but the noise outside from the construction is bad. Sometimes I have to work nights and it’s hard to sleep from the work being done outside. Other than that I have no complaints.
submitted by Tabri T. - |Recommended: NoSame Old Same Old All Dressed Up — Parking There is plenty of room inside of the parking garage for anyone in your apartment that gets a Window Sticker to open the gates, but if you ever have guests over, it is next to impossible for them to find parking. The Retail Parking is off limits, the Valets use all the Parallel parking spots, and how exactly are you supposed to get a car that doesn't have a window sticker into the Parking Deck Noise Just last night there was a party going on 3 doors down from me, that I could hear while using my headphones on my computer. At the same time, there are people that will go into the Courtyard right outside my bedrooms window and party with loud music at 3am. I called the Maintenance line after an hour, and they told me that the courtesy officer's phone isn t working so they will make a note of it but that is all they can do. She asked me what apartment they are in, like, I just told you its in a courtyard and I am not sure how I am supposed to know where they came from haha. Grounds The apartments themselves are very pretty, and the grounds are very nice, except that there has been construction from the day I moved in. I am sure in 2 years when they finish it will be pretty. but for now its constantly in a state of flux with construction equipment taking up more limited parking spots. That said, there is a big issue with dog poop all over the grassy area, and three times in the carpeted hallways. I have seen people playing fetch with their dog and letting them run around in the hallways, so its not too much of a surprise. Construction Its appearance is all very nice, but the walls are thin and there is no vent for the stove, so my fire alarm goes off 30 of the time that I am cooking, as there is no where for the smoke to go. Overall The total picture is that it is a very pretty version of what you might have experienced straight out of college. Noisy, with some good amenities and in a good location. The price isnt worth the cosmetic upgrade, either spend more to ensure that you can have peace of mind and rest, or save some money and deal with the same thing at an older apartment.
